Everything was great except the dryer not working upstairs. With 20 plus people in the house and being there several days it was just an inconvenience. Besides that, everything was great!

Wonderful holiday with our big family. The 10 bedrooms with private baths were a big hit! My fun loving family loved the open floor plan of the living areas. The beach access was very close. The backyard was gorgeous with 2 pools and plenty of high quality chairs. Our minor issues and questions were addressed immediately by the rental staff. We hope to return soon if the summer rates aren't too crazy. Beautiful place.

The rental team was fantastic and super attentive to everything we needed! The home was amazing, and the accommodations were even better. Plus, we were right on the beach, and everything we needed was just a hop, skip, and a jump away.

My family just spend our 3rd extended Labor Day vacation at Tuxedo Flats!!The layout, with 5 bedrooms and 5 private baths, 2 1/2 baths, 2 full kitchens and laundry rooms is perfect for our large, extended family to have lots of privacy and plenty of room!! The 2 private pools, one small shallow for the littles, and the larger pool for the big folks makes for hours of fun!! To be honest, we rarely even walk across the street to the beach except for nightly crabbing expeditions!!We love this house and location so much, that we have already booked again for next Labor Day, which will be our 4th year in a row.The only issue we ever have is the ground floor elevator door gives problems opening and closing properly which will cause it not to work. Not a problem except for my 83 year old mom, and while bringing up luggage and groceries.

We stayed here 8 years ago and again were thrilled with everything this house offers. We had 21 family members and never felt over crowded or not having our own space. The house is beautiful, very clean, and well furnished. It has a well supplied kitchen to help make meals there. The elevator was a huge plus, since we had our elderly mother along who cannot do stairs. Plenty of outdoor beach chairs and umbrellas to use at the beach. The added pool was a big hit in the evenings and after being in the ocean all day. Only a short walk to the crystal clear waters and the white sandy beach. A big hit for our growing family and one of our favorite places to visit.

This was my first opportunity to stay at Tuxedo Flats as it was a large house to take care of my family and with plenty of bedrooms and bathrooms. The location was perfect with close proximity to the beach access and close to town. I do have a couple of issues with the property, two of the TV’s did not work and the floors were in desperate need of a deep cleaning as they would leave the bottoms of your feet dirty. Lastly the pool was not heated which was unfortunate given the cool nights. Exterior could use some freshening up.

Hot water was a huge problem in some of the bathrooms and kitchen. Ice maker on ist floor needed a new pump so it didn't work. Otherwise, nice house and great location.

This is our second year to rent this beautiful home for our annual family beach trip!! The location is wonderful, 2 miles off of the T, so traffic is minimal. The gulf and lagoon views are gorgeous! And, with 2 pools, a ping pong table and the large shaded area under the house to relax and unwind in a rocker or enjoy a meal at the picnic table... there is never a dull moment, nor do we hear the "I'm bored" complaints from the kids!!

We love this house so much that we have booked it again for our Labor Day beach vacation next year!! We usually don't even book a home for a second trip, much less a third!! We are already excited about 2025!!

The house was perfect for our large group. Plenty of room with good size bedrooms with great view for most.
Everybody had a great time even though the weather was not good half of the days but we still had plenty to do around the rain. Excess to beach was easy and the two pools was very nice. Would stay here again and recommend it to my friends.

Overall our stay was very nice. We had 12 family members. Plenty of room to spread out and great areas to gather as a group. It is conveniently located just across the street from a beach access which was wonderful. Gulf Shores Vacation Rentals were very professional and responsive. We did have issues with the elevator and they came right away two times. The first gentleman arrived and he didn’t report anything to us. Had he taken the time to explain there was a part missing/broken and you did have to MANUALLY close the door on the bottom level, the second guy would not have had to come back out. Updating the signs at the elevator would have been very helpful. All types of warnings about not opening/closing the elevator doors. So, upon arrival we hauled all of our 7 days luggage, groceries, etc up the steps which was a huge undertaking. The landscaping at the garage doors needs to be cut back. We had a huge van and it scraped our vehicle every time we went in and out. The landscaping around the pools could also use some cleaning up as things are overgrown and scary looking. The house furnishings are showing age and the floors and kitchen tables were filthy...the grandkids feet stayed black. The layout of the house itself was exceptional. Highly recommend ACME Oyster House, Surfside Pizza and Bahama Bob’s.

This house was impeccable. Yes it’s across the road from the beach, but it still has a beautiful view of the beach/ocean. You can hear the waves from the balconies every morning/day/night. The two pools and pool area were high quality and perfect for all the kids when we were done at the beach. The bedrooms all had huge beds and great space. So many bathrooms. Loved the two kitchens and ice makers and all the kitchen things. We were able to spread out but also gather together when wanted. The couches are huge and nice. Everything was great. There’s also a large storage room at the bottom with everything from sidewalk chalk, to wagon, to chairs, to boogie boards and everything in between. The families loved all of the outdoor seating available and picnic tables and ping pong table to play. We used the charcoal grill a couple nights too which was nice. Someone left some charcoal and we in turn left some for the next group. We typically stay together for vacation (9 adults and 11 children ages 1-10) and this has been our favorite house yet.

This beautiful home is perfectly designed for a large group. We loved that each room had its own bath and 2 large kitchens and lots of deck space. The heated pool was enjoyed by the kids and the beach access was just across the street.

My family takes an annual Labor Day beach vacation, and, we never stay in the same place twice. We have already reserved this beautiful house for next year!! The location is as perfect as you can get without paying the outrageous rate for a beachfront. The beach access is literally across the street!
We had a couple of very small issues (toilets filling slowly, or not flushing), and those were resolved immediately! I loved that they had sent me a text while we were in route so we had a quick, easy way of getting in touch with them. The wine cooler on the 2nd floor didn't cool well (not a big deal for us as we were just going to keep extra water and sodas chilled in it, and you do have 2 full sized refrigerators in the house), but the service guy got a measurement for it while he was there changing out the toilet flapper valve, so it will be replaced soon. The huge covered area under the house was great for family gathering in a shaded, breezy spot while the kids swam in the pools. It was so nice that we actually spent most of our stay in the pool area, and only went over to the beach a few times.
Overall, the location, cleanliness, space, decor, pools were perfect for us!!

Tuxedo Flats had the perfect set up for our extended family of 22. We had a wonderful time. Beach access is one house east and across the street. We enjoyed both the beach and pools. The property description is accurate. The few issues we had were addressed immediately. Suggest eating at Zeke’s Restaurant at Zeke’s Landing and Marina. If you’re a fisherman they will cook your catch! Would recommend this property.

Our family stayed at Tuxedo Flats recently and we’re very pleased with the property. The proximity to the beach access was very convenient and the two pools were very popular with everyone. Our family ranged from age 5 to 87 so the elevator was important for us to have. There was plenty of space for everyone to feel comfortable. We had an issue with our air conditioning and it was fixed within an hour of calling. The only complaints we had were the hot water didn’t get very hot, the internet was very weak which affected the television streaming and the beverage refrigerator on the second floor didn’t work. Someone came to check it but it was never fixed. All in all everything was great. The free tickets to local attractions were also very welcome. I would recommend this property to anyone wanting a large space for a family gathering.

After water heater work on the downstairs last year, and the upstairs this year, and repeated testing bathroom by bathroom, we were baffled about the remaining hot water issue because we were finding hot water everywhere, and most guests would tell us the hot water was fine. But every once and a while a guest would tell us it wasn't. The top floor primary bath (where the person who arranges the rental, and gets the review request, usually stays, had the hot and cold water reversed on the shower valve replaced over the winter so it would get colder instead of hotter with the turn of a dial. Finally we were able to get a full enough description of where the issue was occurring--just that shower, and it was fixed. The on.off switch on the beverage fridge front termperature control was turned off but turning it on solved the issue.

Overall we were happy with are stay. We did have continued issues with the elevator not working properly which a couple attempts were made to repair with it finally operational to the top unit but not the 1st unit. We also had continued issues with no or inconsistent hot water to the 1st unit which was eventually fixed on Wednesday, this was frustrating. The property management was prompt in response to issues and did send someone to address issues quickly. The property was great, relatively clean, great proximity to beach and nice views. Could use some sprucing up and replacement of kitchen pans and silverware. The separate units worked well with our large family providing plenty of space for all. I would give 4 stars

The elevator received a controller update after these issues and has been very reliable since, as it was before this stay. The downstairs floor water heaters were repaired. Over the winter the house got many updates (new flooring, many new furnishings and decor). We think you will be pleased with your next visit.

We are a large multi generational group. 1 month old to 76 years old. The place was clean and ready when we arrived. Having the elevator really helps bring in all your luggage. Having an on suite bathroom with each bedroom was great. The Beach is right across the street. Having the 2 pools made for so much fun and relaxing when you did not go to the beach. We had something come up that need attention from maintenance and we would email them. The very next morning they were there to take care of it. I can’t recommend this place enough for all it has to offer.

Our group finally rented a house instead of being strung out in condos. Couldn’t have had a better location and home layout. Everyone had their own room and private bathroom. The two pools were a huge plus and the lush plants created even more privacy. A few of the beds were pretty hard but honestly nothing that would keep us from renting again and returning. It was beautiful and spacious. Everything worked properly and owners communication was on point. I’ve already recommended it to several friends.

Great property, great location to the beach, very large and plenty of room for a big group, loved having two refrigerators, ice makers, etc. Heated pool was amazing and property was well maintained. We had a couple maintenance issues and they were quick to respond and resolve.

This was the perfect house for our extended family! We were celebrating a big anniversary so we had our adult children/spouses along with their adult kids/spouses. The house was set up so everyone had their own bedroom and bath. 18 (Adults) of us! The ping pong tables on the garage level and the 2 pools were great! Having the boardwalk to the beach right across the street made going to the beach very easy! This was a great house for our large crew!

We liked The Hangout & Skyliner Dinner. Had a great time together at Cobb Theater.
Weather didn't allow us to go on the Dolphin cruse we had planned. Had lots of fun cooking, playing games and football also a few walks on the beach.

Perfect for large families or groups! Everything was thought of in this house, from the kitchen utensils and appliances, to the board games and books, and even down to the perfect beach toys with a wagon to pull it all down to the beach. All you need is your swim wear, sunscreen, food & drinks and you will have the perfect set up for an unforgettable vacation getaway. Each bedroom having its own bathroom was a major plus for our family, and the bunk rooms were great for the kiddos, also. The close walk to the beach access walkway could not have been more perfect. We had a couple of double red flag days on the beach, so the 2 private pools were a great alternative for our group, with plenty of chairs to relax and watch the kids play in the pool. Pack your bags and head to Tuxedo Flats!!

Contact with the owner was very good. When we arrived it was exactly as advertised. Place was clean love the pools in the backyard we had a wonderful stay. If you were going to gulf shores tuxedo Flats is the place to be. Our refrigerator upstairs broke but within hours it was replaced with a new one this place is great

Absolutely great home! Room for everyone! Great location across from beach and 2 pools to keep us cool. No major problems while here. There was stuff left in the elevator when we arrived and it wasn't picked up while there, but didn't bother us at all. A couple of the deck chairs were in need of repair or replace, but again isn't a major problem.
They do have it well stocked with dishes, appliances, and so on. We had been able to make large dinners and they had everything for us to do so.
I wouldn't hesitate to stay here again!

For whatever reason I NEVER write a review. But I felt compelled to let everyone know what a WONDERFUL family vacation we had at this place!! Trust me when I say the pictures on the web does not begin to describe how ABSOLUTELY PERFECT this beach house really is. For the past several years our families have traveled together all across the US, but we put this beach house with all it's accommodations at the TOP of our list, like private bathrooms in EVERY ROOM, the overall cleanliness, extremely comfortable beds, "no hassle" beach access and being close to all the attractions.
Our family just can't stop talking about how PERFECT of a vacation we had and We've already determined that we will DEFINATELY be renting this beach house again!!! So, thank you so much for our lifetime of memories!

The amount of space with the 10 bedrooms, 4 patios and separate living areas gave our family opportunity to have time alone or together to play games and hang out. This house is how it appears in the photo. I think there could have been a little better cleaning on the inside to avoid the ants that showed up, but any questions or problems were addressed immediately! The house was outstanding, we had our family reunion here. There are two pools now, perfect for the children and adults. The beach is close and the walk way is just by the house! IT IS AMAZING, you will not regret this choice. Even under the house was perfect, we brought an extra grill and ate most evening meals downstairs ! Highly recommended.

Our family of 18 came to Gulf Shores for a college graduation in Oct, 2017 and we are so happy that we chose this property instead of getting hotels rooms. The layout and description of the house was just like the pictures on the website and then some. The property was very clean and the furnishings was just like the pictures. The pictures of the bedrooms didn’t do them justice because they were very beautiful in person. I did bring cookware from home because I wasn’t sure what to expect, but I never had to bring them out because they had good quality cookware in both kitchens. The towels and sheets were okay for those who might be wondering. The elevator was a plus, especially since we had a couple of people who couldn’t climb stairs easily. There are also 2 bathrooms that had wheel chair assessable showes if you require this amenity. The pool was a lot smaller than it appears on the pictures but was big enough for the children to play in.

The location of this property is right across the street from the beach and close to all of the activities and stores. We didn’t have any problems while there and the property manager was very helpful when we called before arrival to get last minute information about the property. Everyone enjoyed being at this property and wouldn't hesitate staying there again.

Our family of 22 loved this house! So many rooms & space for us all to have time to ourselves as well as time together. Having two of everything & each bedroom having its own bathroom was a huge plus. The house was very clean & well laid out with its open floor plan. We loved the pool after being at the beach all day. The beach chairs & toys were a nice touch, especially since we traveled all the way from Pennsylvania. The views from the decks were gorgeous & the location was prime. Overall, it was one of our best family vacations! With ages ranging from 3 to 77, there were plenty of activities in the area for everyone. We would definitely recommend this house as well as the gracious owners, who were very accommodating.

We came with 24 of us (16 adults, 8 kids) for my grandparents 60th anniversary. This house completely lived up to what we expected. It is clean, gorgeous, spacious, and even has a great ocean view. The house was stocked with everything you will ever need. The rental company was very helpful and responded quickly to any questions or issues. I would highly recommend finding a beach service to place your chairs/umbrella/canopy for you everyday so you don't have to carry it all. The walk to the beach was closer than even some of the "beach front" properties we have stayed at. If we come back to Gulf Shores in the future, we will definitely rent this home for our large group. We loved Steamers, LuLu's, Shrimp Basket and Wentzell's. The Hangout is also a great place for your family. Make sure you go crab hunting at night! It was an unforgettable experience for our kiddos! The garage area was great for playing corn-hole, ping-pong, and just hanging out. The pool was a little on the small side but that didn't really end up being an issue and the kids loved it because there are shallow areas to play in. 5 Stars for Tuxedo Flats!!!

We brought a group of high school seniors to gulf shores for their senior trip and stayed at this property. It was close to all we wanted to see. Our family had an amazing stay at Tuxedo Flats. I hated to leave! We rented the whole house and it was great to be able to separate when we wanted to even though all 20+ of us were usually in the upstairs living room and porch! We had Thanksgiving dinner there and EVERYTHING that we needed was in the home in both kitchens. We are looking forward to our next visit to this fabulous home. Thank you so much!!!

We rented both units and it was a great layout, plenty of room to spread out so you can have quiet time or gather together for meals. Has a great view of the ocean and just a very short walk to the beach. Minutes to any kind of dining one could want. The only thing I would suggest is having a pantry in the kitchen to store foods. I have already booked this location again for next season.

The only things we had problems with was upstairs air got really hot at night time.Ants were really bad out in driveway,so if you were standing out there any length of time you got bitten.The washers and dryers(even though they are new)take for ever to wash or dry, and smelled bad.Made towels and clothes not seem clean.

Wow! Our expectations were met and surpassed with this property. Our family of 20+ were very satisfied spending our Labor Day weekend here at Tuxedo flats. Everything was so clean and updated (visually looks like one of the newest houses on the strip). There was plenty of room and Susan and Geoff were more than accommodating with any questions or concerns that we may have had while staying at their property. We may have used every amenity available to us while there. We went to the beach multiple times (right across the street), played cornhole, basketball, swimming in the pool, and much more. The hammocks were a go-to for the women. Whether you want a relaxing trip, or a fun-filled agenda, this is the place to be. If we return to the Gulf Shores/Orange Beach area, there will be no hesitation as to where we want to stay. If you have any reservations about booking this place, please erase them. It's perfect!

Tuxedo Flats was the absolute PERFECT home for our traditional every other year Gulf Shores FAMILY vacation. The inside of the home is elegant, functional, and provided the family (16 adults and 8 kids) more room and amenities than we could have possible desired. This is not your average vacation rental, this is a true home that anyone would love to live in as their primary home. We were fortunate to stay a week and I can honestly say we know are in love with Tuxedo Flats. Oh but don't forget the the private pool and basketball court; those were both a huge hit especially on those days where the jelly fish were swarming the beach. Our whole family was invited to the beach to spend a week together. It was the most wonderful experience ever! My family and my husband's family all gathered together at your beautiful property and had the time of their lives! This is a very large and clean accommodation - perfect for a softball team. It allowed sufficient room for the players to spread out and come together for meals as needed.
A great addition would be a bathroom on the ground floor. Beach access was easy and the area was safe. The kitchen was well equipped. The bedrooms are small but adequate. The second and third floors are an exact duplicate (bedrooms, living space and kitchen).
We truly enjoyed our stay.

This was a siblings and family getaway for 12 adults and our 10 children. The house was exactly as described- so modern and up to date as well as very, very clean. The beds were really comfy and the linens were great, and I'm very picky when it comes to cleanliness and quality. Geoff and Susan were very responsive to any issues we had sending someone over right away, though our issues were very minor so it didn't affect our vacation experience at all. The house is situated right across from the beach access so we were able to be back and forth to the beach often throughout the day which was handy for those of us with infants and small children. The house is also just a little ways down from the main attractiins of town so it is quiet but convenient. There are a couple of restaurants within walking distance, but the only place we really walked to was the S & S Seafood market which was very good. There was so much to see and do in gulf shores, we all had a great time and couldn't recommend it, or Tuxedo Flatts enough!!

Tuxedo Flats is the perfect spot for our family. We had 4 generations staying there: almost 90 yr old Patriarch (elevator is essential!) to the newest great grandchild! Everyone has their own space with a full bath & TV...balconies on all levels, front and back, and rocking chairs to sit and sip coffee in the morning!
This was our 2nd year and we hope to continue is this tradition!
Geoff is quick to respond to any need; though everything was perfect upon arrival. Our ONLY suggestion would be to replace this 2nd floor sofa!

A group of 20 of us stayed at Tuxedo Flats for the Hangout Music Festival weekend, and it was the perfect setup. The house itself is ideal. Situated right across the street from the beach with a pool, ping pong table, large grill, bball court, and ample lounge chairs, hammocks, recliners, it was tough to even leave the house. With flawless finishes and a modern feel throughout the home, including the size and comfort of the common areas, I recommend this unit to a group of any kind, from family to friends. Shower towels, beach chairs, sheets, and various essentials are included with the house as well! Owners followed up with us during the weekend to see that our stay was up to par, and were also extremely helpful before arrival. This was going above and beyond - excellent customer service. Would love to visit once again soon!

My family and I have traveled around the world and have never had such a wonderful experience! Tuxedo Flats management staff thought of everything and all of us felt completely at home. The cottage was clean, neat, and well organized, and every appliance was in good working order. We loved the nostalgic art and furniture and the modernized kitchens and bathrooms. The location was even perfect! We were just across the street from the white, sandy beach, and had a beautiful view of it, but we were also a perfect distance away from all of the restaurants and gift shops - close enough to get there in two or three minutes but far enough away not to be bothered by traffic. To top all of this off, the weather was perfect; we were entertained by dolphins, stingrays, sea gulls, crabs, and so many other forms of beautiful sea life; we found lots of sea shells; and the moon was clear and full during our entire stay. You have won our hearts, and we plan to return every chance we can get. Thank you so much for making our stay the best it could possibly be!

Eight ladies (originally 10) rented both levels of Tuxedo Flats for a long weekend. We were able to check in early (off season) and ended up having to extend a night due to flight cancellations. Had some minor repair issues that were handled in a timely fashion (unit had probably been vacant for a while off season). The TV/ Satellite packages could stand an upgrade; third floor was better on that account. Management was very good to work with.
These are fairly new, well maintained and appointed units. Not a big deal to not be directly on the beach. 2 minute walk across the street to the dunes; 1 minute to the water.

This house is amazing! Kudos to the owners for thinking outside the box to provide a handicap friendly rental. The elevator and roll in shower were a joy. The location was great. We had easy access to lots of fun things to do even though it wasn't summer. The kitchen was fully equipped. We had a little issue with the AC system. Someone was sent to take a look at it right away. There was at least one bathroom that could have had more attention. Also beware the floor a are very slippery . This may be to help with walkers or wheelchairs.Overall we loved this place!

Twenty-two family members gathered at Tuxedo Flats for a week of fun, sun, game playing and celebrating Big Dad's birthday. The house is in perfect condition and Geoff and Susan are quick to respond to make your stay the most enjoyable. The only negatives are the road in front of the house is very busy and you have to cross the road to get to the beach and after crossing the road it is a hike to the beach through the hot sand and the only other negative is the small pool. It is more of a wash-off pool. I definitely recommend the house and beach location is family friendly.

Tuxedo Flats is a beautiful 10 bedroom, 10 full and 2 half bath home accommodating up to 24 guests. Besides featuring 2 private pools, one heatable from October to May for $60 a day, an elevator, and easy beach access just across the street at the 12th Street beach access, each floor of the house features 5 bedrooms, a living and dining area, a full kitchen and a wet bar, plus porches on both the beach and pool sides of the house. This means you have all the luxuries you and your whole family or all your friends could want for your beach getaway.

Both floors of this house begin with a great room with a smart TV and ample space for dining and gathering. Enhancing the space, a wet bar with an undercounter icemaker and beverage fridge awaits you in preparation for that perfect vacation libation. The kitchens on both floors are stocked with a full refrigerator, an oven and range, a dishwasher, drip and Keurig coffee makers, and everything else needed to prepare and serve meals for your whole group. A hall half bath and a laundry room add convenience to both floors. The doors between the 2 floors can also be closed for added privacy or they can function as one overall space.

The two levels then boast 5 bedrooms each. Each level includes a beach view King with direct access to the porches overlooking the Gulf and 2 more King bedrooms overlooking and providing access to the expansive outdoor pool area via the porches. A bunk room with a Twin-over-Full bunk provides a dedicated option for kids and a final Queen bedroom rounds out the accommodations on both floors.
