We had 6 families together for a Christmas getaway and this house was perfect. We could all eat together, sit together and find space to separate the kids from adults at all times of the day. Great hot tub time and easy access to the beach. Would definitely recommend for a large group.

We just returned from an incredible stay at Kiva Grand in Kiva Dunes, and honestly, it exceeded every expectation. The house is absolutely beautiful — spacious, spotless, and full of thoughtful touches that made it feel like home the minute we walked in.Every room had something special — comfortable beds, gorgeous views, and high-end finishes throughout. The kitchen was fully stocked and perfect for big breakfasts, and the open living space made it easy for everyone to hang out together without feeling crowded.The outdoor areas were our favorite part — the private pool, the big balconies, and those unbelievable sunsets over the dunes. We also loved being so close to both the beach and the Kiva Dunes amenities — it truly had the best of both worlds.The management team was outstanding too — super responsive and made sure every detail was perfect before and during our stay.We've stayed at a lot of beach homes over the years, but Kiva Grand truly stands out. It's one of those rare places that's even better in person than in the pictures. We can't wait to come back!

This was our family's 4th time over 6 years of coming to Kiva Grand... we have witnessed all the renovations both inside and out and are so impressed... the place is sooooo perfect we love it so much. Location is perfect and the common areas of the house are absolutely perfect... we have thoroughly enjoyed every stay... and GSVR have been incredibly prompt and accommodating... very helpful and kind group of people. Did notice someone had been rough on travertine entrance floor��. That’s sad because the foyer is beautiful !! Hope they replace the mattresses. We flipped and rotated them and still rough on our bodies. Other than that it is our favorite house in the Gulf Shores area and we’ll be back next year !!!

The home was wonderful. There is plenty of space to gather as a group and then plenty of space to spread out for private time. The kitchen was very well stocked. The charcoal grill worked well for us. Outside areas are also spacious. The sparkling pool and spa were magnificent. There is plenty of seating in the sun and in the shade. We did not bring our beach chairs. We were going to buy them if needed. But an assortment of beach chairs and pool toys were available. Everyone enjoyed the week at Kiva Grand.

The home was beautiful and spacious. View is gorgeous and pool was well maintained by the company. One suggestion is a door on the one bedroom would be nice.
We felt the demands upon leaving were very difficult to complete with four families leaving at different times to wash all the towels and straighten the house and do all the dishes were exceptional requests. Also, called regarding the downstairs bathroom and when the man came he said we had fixed it however it continued giving us problems during the stay.

The Kiva Grand is a lovely beach house with great views of the beach and plenty of balconies for viewing. We had 25 people in our family and there is plenty of house to go around. Kitchen is spacious with huge refrigerator and two dishwashers. We did a lot of home-cooked meals, so that was very handy. Plenty of bathrooms and showers for everyone. We do have one wheelchair, so the master bedroom on the main floor and the elevator were very accommodating. The kitchen downstairs came in handy for cleaning and frying the fish that was caught. Also had two laundry rooms, which is a necessity for 25 people. The pool was nice and maintained. Hot tub jets did not work, but blowers did and we still enjoyed it. Access to the beach was great and our beach area was not populated, so it was very enjoyable for the family. Only downsides were the construction next door as a new house is being built. They were working on cement and things outside so it was quite loud at times. The front lawn did not look good as there was a ladder laying on the ground and seemed unfinished. Otherwise, house is well maintained other than a few issues with flooring in the back. Great place to stay for large family and accessible. Many things close by to see. Great beach.

It felt like we were at a private resort but the staff had the week off so we had to do our own cooking!! ��. We picked this house for the pool which was perfect for our family of 18. The outside area was the best we’ve ever stayed at. We also got a nice surprise when we found out the inside had been renovated over the winter. This house is beautiful!! It had several areas where our 10 grandchildren could hang out and they used them all!! The kitchen was well stocked and the whole house was clean and spotless!! I have loved all the house that we have rented with GSVR but this one is my absolute favorite!!

We’ve been coming back to Kiva Grand for 7+ years for our annual family vacation. It’s the perfect fit for our extended family. Loved all of the updates that were done to the house. Just a couple suggestions...hooks in main master bedroom to hang towels. Hooks in new bunk room to hang up things. An accordion door or some type of closure for the new bunk room so it can be closed at night. A coffee maker in the very downstairs kitchen along with more coffee mugs. An ice maker on the very bottom floor would be an added benefit and save a few trips to the store. However, these are all minor issues. We’ve already booked for next year.

This is the 2nd time we have stayed at Kiva Grand. We are a group of 12 women and Kiva gives us plenty of luxurious space! The setting is beautiful and we have had a great time each year. The property does need some repair work though. One of the dishwashers isn’t working, and there’s many broken and cracked tiles on the floor various places. We do wish for instructions for the many air conditioning units. We have always had to call for a new code to get into the garage and house. These a very minor annoyance at best and it is impeccably clean!
We do pay a substantial cleaning fee and find it hard to get all the towels cleaned and folded before check out time at 10 am for 12 women. We all feel this should be done by the cleaning crew. It takes away from enjoying our last morning! Getting all the dishes in the dishwasher is fine but having to wait until the loads are finished and all dishes put away is also something we feel should be done by cleaning crew.
These things are suggestions and they certainly will not stop us from going back! It’s a lovely place!

We had a family gathering of 25 people, aging from age 9 months to 67 years, with several children, several teenagers and several adults. Everyone had a fantastic time. The kitchen was awesome for preparing and serving meals and the grills were nice for poolside meals. we loved that there were toys for the pool and chairs and a wagon for the beach. every bedroom was nice and the bathrooms were great, especially the Master Suite. The great room on floor 2 was huge and we could have a large group playing games, while others just visited on the couches. There was tons of room for the baby to roam on that floor, and even gates to protect the stairs. Our only wish would have been for one more ice machine, or a double sized one. The property management team was fantastic.

We absolutely love Kiva Grand. This was our third year staying there. It is a prefect house for a family that wants to hang out, fellowship, eat, visit, and play games together. There are multiple gathering areas, but the main room is massive. The pool and hot tub are wonderful and beach is gorgeous. We love that it is all very convenient. Our stay at Kiva Grande was a five-star event! The villa was roomy and thoughtfully designed to allow for the dynamics during the day for personal space, large and intimate groups during our stay. The kitchen was equipped for those who take gourmet cooking seriously. It was well stocked and logically arranged to allow several people to cook at once with relative ease. We lingered on the balconies to watch the incredible views of dolphins, pelicans and seagulls over morning coffee and afternoon cocktails. The downstairs kitchen was a hit allowing us to store snacks, beverages and lunch for those running back and forth to the beach and pool. The furniture was elegant yet cozy and we had no complaints about the beds. I am impressed with the thought that went into the design and furnishing of this property. Our stay was the perfect elixir to restore our souls! We left refreshed and vowing to return to Kiva Grande next year!

Our women’s group was on our annual beach vacation. This was the third year at Kiva Grand. The house is perfect for us and we have booked again. The only issue we had was the beachside doors did not lock securely. I was informed that they were replacing them this winter. We have been doing our girls trip for 26 years. Loved,loved,loved this house. Our family had so much room that no-one felt crowded. The house is beautiful, you just have to remember it is on the beach and expect a little beach wear and tear on the outside. The views from the balcony bedrooms are fabulous. The upstairs air was not working when we got there, but the maintenance crew was on it and got it fixed promptly. The location was great for us. Private area and not touristy, but yet close enough to the water parks and activities in Gulf Shores. A shout out to Sand Castle University for coming to us and teach us sand castle building 101. We will be returning next year and can't wait.

We love Kiva Grand because the house is perfect for our big family. There is room in the kitchen for everyone milling around at meal time. The central living area is great for family fellowship, and there is also plenty of seating for meals all together. Beautiful home directly on the beach just west of Gulf Shores, AL. Multiple living spaces with comfortable seating both indoors and out. The home easily accommodated our family of 12! Top notch service and communication made our trip worry-free. Large pool and hot tub with views of the beach were a hit even in December. This home is located further away from the tourist area of Gulf Shores-about a 20 minute drive to shopping and restaurants-in a safe, gated community. Wonderful overall experience!

We felt like we had our very own resort hotel! The house is spacious and beautiful. The pool and hot tub, the various gathering areas, the huge kitchen: All were truly perfect for the family that wants to hang out together. At the same time there are enough separate spaces that smaller children can play or watch a movie while adults talk or play games. The piano was a treat for our musical family too! The word that comes to mind is "enough"....enough dishes, cookware, space, beach chairs, seating, space...the list goes on and on. We hope to return to Kiva Grand over and over!

The communication with the managers was great! We even extended our stay this time! The beach was closed due to Covid-19. But this did not ruin our stay. The pool and hot tub are great and the view of the Gulf is amazing! We could see the dolphins almost every morning. Highly recommend this place!

This was our second time here and we know it won’t be our last. We had a fantastic time with great weather. The house is comfortable and inviting. We enjoyed days by the pool tanning, in the hot tub or pool and of course on the beach. My wife loves building sand castles with our daughter and this year she put shells on it, it looked amazing. The added sitting area on the first floor was great to hang out and talk and listen the waves from the gulf coming in at night too. We held a dinner outside for all us and the water was glistening as the sun went down, just a really nice evening outside. The beds were comfortable and we will be coming back next year. We rented Kiva Grand for my mom's 70th birthday. 13 of us gathered at the house for 5 days of sun and fun! The house is amazing! So spacious and clean. Plenty of supplies in the kitchen for all our cooking needs. Having 2 dishwashers was pretty amazing as well. The bedrooms were spacious and beds comfortable. The pool was great as we spent a lot of time in it with the little ones. You are just steps from the beach as well. The beach, by the way, is so private! We pretty much had it to ourself or with just a few families every day. By far our favorite part of the house was the porches though! I woke up early every morning just to watch the sunrise and we'd all sit out there in the evenings for the sunset. Pretty amazing!! I'd highly recommend Kiva Grand!

We had a wonderful stay in the Kiva Grand. It is a lovely home with plenty of space to spread out and enjoy your stay there. The setting is beautiful and the views are amazing. The only reason I gave a few 4 stars is because the landscaping left a lot to be desired, to the point that it was distracting to the beautiful view and setting.

The photos of Kiva Grand are beautiful,but it is even better in person. This was our 4th year to vacation at Kiva Grand. If you have a large family you will not find a better fit. We have 21 in our family - mom and day, 3 daughters, 3 sons-in-law and 13 grandchildren. I have never seen a vacation home that is so well equipped. Nothing is lacking. We had a few minor issues - contacted Geoff and someone was over within the hour to fix it, Amazing. The property is extremely clean and well maintained. Every year we walk in and it just feels like home away from home. Try it. You will not regret it.
PS coming back next year and looking forward to it. The best review you can give someone is to be a repeat renter - and we are!

This house is perfect for large groups! The house is well maintained and very spacious. The pool is not heated, but the hot tub is nice. There is a large cabinet full of beach, pool and sand toys for the children along with many beach chairs. The grill is charcoal and we used it a few times during our stay. The elevator was nice for loading and unloading large luggage.

We absolutely LOVE Kiva Grand! This is our second family Christmas vacation there, the first was 2015. We are a family of 21 from 6yrs to 67 yrs of age.
The house is beautiful and was very clean, and decorated beautifully for Christmas. The hot tub was used more than the pool since the pool is not heated. The beach is beautiful and we had several days warm enough to enjoy it.
The only “downside” to our week was the construction work on the house right next door. It has been under construction for 2 years. The crew was there early in the morning with usual construction noises and also loud talking and loud music which certainly detracted from the peacefulness we were hoping for.
The kitchen was lacking in decent towels/ hot pads, etc. None of the TVs were hooked up to DVDs. These are minor issues. Our overall stay was wonderful! Most of the email communication with staff was professional.

We all look forward to our family Thanksgiving celebration at Kiva Grand. The house is perfect - beautiful and large enough for everyone to come and go without feeling crowded. We enjoy cooking and have high standards in that regard. Over the years, we have appreciated how well stocked the kitchen was. We did notice a bit of a "blip" this year - fewer wine glasses and coffee cups, only one coffee maker upstairs, fewer cooking pots/pans/dish towels and "things" overall, and fewer bath towels (only two per room). Certainly not enough to dampen our stay, as we already look forward to next year.

Beautiful home, very nicely decorated. Plenty of space for all to find places to relax or mingle. Boardwalk to the beach was very convenient. Everyone loved the pool! The large kitchen made cooking and serving meals very nice.
A few small recommendations:
1.WIFI needs to be updated, reception is terrible. Know we are at beach to relax, but there were professional people in group who needed to be accessible at all times and not have to run around looking for good places to hear well.
2.Need more than one $15 Wal-Mart coffee pot. We had to purchase a second one.
3.I know house is in Florida on beach and I read where you are in area that has to protected, but dead palms, bushes and trash would help appearance and if outside of home is not better maintained, your amazing home will deteriorate.
4.Have slept in 2 to 5 star motels, hotels, cabins , etc. and have never had to wash towels before leaving. Buy a second set to aid in quick turnover.

Overall a good experience (our 11th reunion in as many destinations). The space available to spread out in is ideal. The pool area is generous. The ample toy supply and extensive library can keep any number of kids and adults occupied for weeks. Biggest negative: The Beach Club next door generates a few lazy interlopers cutting past the signs to access the beach through our walkway. One night a straggler rummaged through our ice chest and took a few stray beers. The bedrooms are big but the bathrooms, although numerous, are smallish (except the Master bathroom which is awesome). We loved the balconies and the views. The zoned cooling worked perfectly. The internet was a disaster. Bring a range extender. We'd go back, yes.

Kiva Grand was the perfect spot for our family this year. The property is well-maintained, and just as described in terms of layout and amenities. We loved the large pool and well-stocked kitchens. We have a baby and it would have been nice for the house to have a crib and high chair, but other than that, we wanted for nothing. The owners were attentive, and all in all, we had a great time. Thanks so much! We also love the Sassy Bass, just down Ft. Morgan Road, it has delicious food and drinks and friendly staff.

The house was immaculate and very well stocked. We travel all over but always come back to Fort Morgan. Staying in Kiva at Kiva Grand was a collective decision. We will always stay at Kiva Grand as a family. The beds were comfy, the towels were freshly cleaned and the house was gorgeous...just as you would expect. Cudos to Susan and her husband, they met our every need above and beyond. This was unforgettable and we will be back...our friends are requesting to come too. We just came back from our 3rd stay at Kiva Grand. We are a family of 21 - 8 adults and 13 children. The house is absolutely perfect for large gatherings. We had an issue with a shower door - sent a text to Geoff and a handy man was at the house within an hour. They definitely are on top of things. The house is an A+++. Kiva Grand was better than we could've ever imagined! Everything at the property was amazing! The layout of the house worked great for a large group, and everything was tidy and well maintained. There was plenty of living space and the bedrooms had ample room. We never felt like we were stepping on each other's toes and had plenty of space to spread out. The house was also very well stocked with dishes and other amenities. The pool area is huge with plenty of lounging chairs, and it was really nice having the shady area to enjoy right there. There were also lots of pool toys, floats and beach chairs to use. The beach was beautiful and very private. The property managers were extremely easy to work with and very accommodating. We only had a couple minor issues that came up during our stay...one was the need for a new grate for the grill, and another day the pool water became very cloudy. I was impressed with Geoff's quick response to both situations. I would highly recommend Kiva Grand and Gulf Shores Vacation Rentals, and definitely will consider returning in the future! Thank you for an amazing vacation!

Our entire family has vacationed here twice now and just love this home! The home is spacious, clean and most of all comfortable. It's well equipped kitchen is a joy to work in even when there's more than one cook in the kitchen. We had a wonderful time. The home was perfect for our 15 member family and is appointed well with privacy throughout. We loved that the baby could be taken downstairs when he woke up first so he wouldn't wake everyone else. The pool was great since there were many jellyfish when we were there. Great experience!

The home is beautifully set between Kiva Golf Course and the beach. Doesn't get any better than that. The home itself was beautifully decorated and the layout of the bedrooms was awesome. We loved the pool and all the outside amenities made are stay very family oriented.
The only real negative was the landscaping. Given a good week of outside work and some planting would make the property pop.

Manager's Response

Unfortunately Kiva Dunes is a conservation area and the beachfront lots are now only allowed native plants so it is a real challenge to create a landscaped look. Given the choice, the deal struck with the regulatory agencies allowed a huge pool area but other areas had to be left natural.

We decided to celebrate our 60th wedding anniversary with our children and grandchildren on the beach. In searching the internet for a home that would be suitable for our family on the beautiful Alabama beach we found KIVA GRAND. This home exceeded our expectations. It is beautifully furnished with ample room for everyone to relax and enjoy time alone or spending time with everyone talking, eating or laughing together. The large TV room was furnished with ample seating and large enough for all our sports loving fans to enjoy together. There were many "wows" as we entered the home on the lower level but many more "oh wows" as we explored each level. Needless to say the beautiful white sand on the beach kept us occupied for many hours and the large swimming pool and hot tub was a super bonus. The house is so lovely and comfortable that there were 5 or 6 of us that never left the house for the entire stay. Looking forward to returning in the very near future.

We were fortunate to find this home for our annual family gathering (18-20 of us with college age+ kids). Beautiful and high-end in a comfortable way - pictures don't capture how nice it is - so much more than a generic rental. Right on the beach in a private setting. Easier to access than the Gulf Shores stretch. Close to shopping, movies, grocery. Manager was great and responsive. We have booked it 3 years in a row now.

It is a wonderful location and home. It met or exceeded our expectations in nearly every aspect. We held a regional sales meeting with just 7 people at the house and it huge and provided more space than we even needed. There were a couple of very minor issues, door handle on a patio door falling off, but they didn't detract for a great experience. My only comment would be that that house needs a nice gas grill versus what is offered today. We would not hesitate to return again

I would like to be able to take some credit for the planning of the most memorable vacation that our family has ever taken. However this credit has to go to my wife "Michelle"! She found the perfect getaway! The house was incredible! The memories made unforgettable! The family time together irreplaceable! Our family is a very busy family and very seldom have the opportunity to spend a week together. This was the perfect private location with all the accommodations to make very special memories. The dolphins that frequently visited us was icing on the cake! The house was large enough that we never felt crowded in any way! The kitchen was very well equipped! The views from the balconies where breath taking! We simply didn't want to leave! We can not wait to return. The property management team was very professional and accommodating. The name of this property describes it very well - GRAND!

We had our first family vacation during the week of 8/17/2014. The home was exactly as described. The location was approx. 1/2 hrs from the main area of gulf shores, not a big deal. It was just as the pictures show. Having the boardwalk from the home to the ocean was great. The kids would go down to the beach, then to the outside shower to wash off the sand, then into the outstanding pool. We had 7 adults, and 9 grand kids. More than enough space for everyone. A couple of little problems did come up, but were taken care of right away. Great communication with the management staff. Home was clean when we arrived, and all they ask you to do when leaving is leave it as you found it. Plenty of toys for the kids, both play and pool/beach items. The ice machine worked wonderful. When we plan another family vacation we would come back. Grand kids and most of the adults didn't want to leave. They are building another home next door, but it wasn't that big of a deal. Kiva Grand thanks for a great family vacation!
Went to LuLu's twice, Bahama Bob's, and Hazel's Kitchen, the seafood was wonderful.

The home was better than we could imagine. The new boardwalk made walking to the beach a breeze. Three great media areas/rooms gave our family plenty of space. Every part of the property was very clean and inviting. The property management team were very helpful and provided assistance at every opportunity. We have already booked for next year and recommended the home to friends. Time on the "almost private" beach, lounging around the pool and playing golf at Kiva Dunes and the Peninsula Club were our major activities.
Our fishing trip from the marina at Fort Morgan (8 min away) with Capt. Rick of Alabama Girl Charters was a definite treat. We limited on 15-20 lb Redfish on the Dixie Bar! This was our fifth year to vacation on the gulf and Kiva Grand is the best by far!!

This is a SUPER house for large family gatherings. Our only disappointment was a lack of sufficient kitchen towels for a house where so much prepping and cooking was being done. We could find only 3 towels in the kitchen. We'll be back in 2015!!!!

It's a great house for a family vacation and we have stayed there before. However, this time the house was not completely clean and my daughter had to clean her bathroom before she could use it.
The pool and spa were not clean when we arrived and we could not use them until a day after we arrived.
The wifi was not working and was not repaired while we were there. Very inconvenient.

There was no house phone, but we had a lot of cell phones so that was a minor problem.

The owner was very responsive to any problem we encountered but not all the problems were solved while we were there.

Manager's Response

Please, please, please let us know when things need to be done. It sounds like the housekeeper missed a bathroom and would absolutely have come back to fix it. We missed checking the house before the guests arrived because we got stuck in holiday weekend traffic and they arrived before we could get there. In this case, we knew about the pool first thing that morning and our pool man worked on it most of the day. It was not at all that it had not been cleaned. In Summer the pool man comes on Sunday, Tuesday and Thursday. The previous guests' children had poured at least one huge container of bubbles into the pool & spa and left plastic bottles and toys blocking the skimmer. With 20+ people swimming in it and July heat, that can & did cause an algae bloom between when the pool was checked on Thursday, and when it was checked again on Sunday morning. It had to be "shocked". So it definitely had been cleaned (and cleaned and cleaned and cleaned throughout that day), but due to the previous guests, was not usable from the 4 pm check-in time until the next morning. Luckily the house is beachfront and there are 2 neighborhood pools. The wifi was a service provider issue that our techs could not resolve. Many issues they can fix quickly, but sometimes Mediacom has to come and they never come quickly.

The home is perfect for larger family vacations. Even with 20+ people in the house, there was still plenty of room for everyone to relax and enjoy the beautiful surroundings and amenities. I would highly recommend this property, and hope that our family can return to enjoy it another time.

This home is pure luxury. It is beautiful, huge, well laid out, very clean, million dollar ocean views, two kitchens, and right on the beach. Any maintenance issues are quickly resolved. I can't wait to spend another week there.

We are a large family - one set of grandparents, 3 children with spouses and 13 grandchildren ranging from age 2 to 16 (21 in all). This is the perfect house for a large family. With 8 bedrooms the children could gather with their cousins in their rooms or together in the large living area. The dining room table in the photo is not the same one at the house. This one is massive and wonderful - think it seats 16 people. There are also 6 stools in the kitchen area at the counter for people to eat. The kitchen is better equipped than my home. Having 2 dishwashers (in the main kitchen) and 2 refrigerators was a bonus (one refrigerator in the main kitchen upstairs and another one in the second kitchen downstairs). There are also 2 washing machines and 2 dryers. Some people who reviewed the house last year made mention that beach access would be nice. Well, there is now a great boardwalk from the house to the beach. You will also find a new shower area outside to rinse off the sand. The pool man is a source of much information if you have any questions about the area. He is discreet about coming to check on the pool in the mornings. Most reviewers said that the photos do not do the house justice and I would have to agree. You are just going to have to rent the house to see what it is like. I guarantee you will not be disappointed. We had a wonderful family get together and would certainly go back again.

Kiva Grand is a beautiful beachfront luxury family home on a 2 acre Gulf front Kiva Dunes lot served by 7 spacious bedrooms, plus 2 bunk rooms, and 9 bathrooms. Although the views and surroundings are indeed quite grand, it was built with family gatherings in mind with amenities like a really big kitchen, an elevator, a large beachfront pool just outside a huge family room with a 2nd kitchen, a handicap friendly bedroom and bath, and a hot tub for enjoying the outdoors year-round.

The lower floor is built for recreation and poolside living, centered around a large recreation room with a TV, comfortable seating, and a secondary fully stocked and equipped kitchen with a casual dining area. A full bath is conveniently located for pool access, and the larger of the 2 laundry rooms is also found on this level. 3 covered parking spaces in the garage add everyday practicality, and French doors open to covered porches on both the east and north sides of the pool area. 

The main floor is designed for seamless gatherings, anchored by an open-concept living area with multiple seating spaces, including a charming fireside sitting room and a family room with a Smart TV. The gourmet kitchen is equipped with an oversized refrigerator, 2 islands, 2 dishwashers, an undercounter wine fridge and ice maker, 2 ovens, and drip and Keurig coffee makers. The kitchen has everything needed to prepare and serve meals for large groups and is perfectly matched by the dining area with room for everyone to eat together. A King bedroom with a handicap-friendly private bath featuring a roll-in shower, though not fully ADA-compliant, provides accommodation on this level. A charming bunkroom with nautical decor and an additional full bath and half bath round out this level. 

The upper floor offers 6 bedrooms, including the primary King suite featuring a remodeled bathroom with a soaking tub, large shower, and double vanity, with access to both a private and shared beachfront porch. 2 additional beachfront King suites open onto a shared terrace, and one of these also includes a Twin Daybed and Twin Trundle. The remaining bedrooms include one with 2 Queen beds, one with a single Queen bed, one with 2 Double beds, and a new bunkroom with 2 XL Twin beds. All of these bedrooms include private baths, and a sitting area overlooking the entry hall and atrium adds a gracious touch. A laundry room provides added convenience. 

Outside of the 8,700+ of heated and cooled space, Kiva Grand has one of the most spacious pool areas, offering the rare feature of spacious areas for both sun and shade. A huge private beachfront pool, unfortunately not heatable, and hot tub are perfect for relaxing even in cooler weather. This is well complemented by plenty of lounge chairs and seating as well as outdoor dining spaces on both the main level porch and pool level that make relaxation and al fresco meals a breeze. A charcoal grill is on hand for cookouts. A private dune walkover leads to a quiet stretch of pristine, sugar-white beach just steps away, and when the day’s over, an outdoor shower makes getting the sand off convenient.

Enjoy the feeling of being away from it all, then pop over to the Kiva Dunes Lodge for lunch, visit The Beach Club Resort and Spa at 925 Beach Club Trail for dinner or for a massage. Given the large private beachfront pool and hot tub at Kiva Grand, we are not members of the Kiva Dunes Beach Club which was built to offer those not staying at beachfront homes an opportunity to relax by a beachfront pool. You'll have your own!
